The Cliffs is a one-of-a-kind gated community located 20 minutes south of Asheville with properties priced at $1.4 million or more. It has much to offer, but you’ll pay for it. HOA fees are $3,000 per year. This only covers private road maintenance, gate security, streetlights, and trails. For an additional fee, you can choose a social or golf membership.

The golf membership, the crème de la crème of packages, will cost you an additional $90,000 when you move in, plus annual fees. Other amenities in memberships include access to the tennis courts, pools, wellness center, hiking trails, and restaurants on the property. You don’t have to purchase a membership, but by not doing so, you can diminish the resale value of your property. Future buyers cannot obtain membership if the property is not sold with one. 

The median single-family house is around $2.5 million. Your options are open when choosing a house or lot. You can live in the valley, on a mountainside, or on a mountaintop. Purchase a vacant lot for a median sales price of $320,000. Houses in the valley are privy to the sight of rolling hills and mountains. Higher up, houses enjoy wooded properties with beautiful views of the Blue Ridge mountaintops and surrounding forests.

You can enjoy mountain life and still live down the road from all the necessities. The shops and restaurants of Biltmore Park are close by, as are the local grocery store, schools, offices, and more. The North Carolina Arboretum, Blue Ridge Parkway, and Bent Creek Experimental Forest can be accessed roughly 10 minutes up the road on Highway 191. The Tanger Outlets of Asheville are 15 minutes north. Downtown Asheville is 20-30 minutes north from the main gate of The Cliffs.
